Tamil Nadu plans portability in registering properties at sub-registrar offices

In a bid to make registration of properties easier, the state government is planning to allow all subregistrar offices in a particular registration district to handle assets that fall under its jurisdiction. Hitherto, sub-registrar offices can process only those properties that come under their respective revenue jurisdiction.

Tamil Nadu, which has 37 revenue districts, is divided into 50 registration districts. Chennai zone is divided into five registration districts encompassing Chennai, Chengalpet, Kancheepuram and Tiruvallur revenue districts.

Chennai zone, which accounts for 45% of the total revenue generated in TN through property transactions, is likely to be the biggest beneficiary. Residents, who may have to travel 30km from core city areas for registering properties located on the outskirts, can now do it at a sub-registrar office located close to their homes. The move will also immensely help people in Kancheepuram and Tiruvallur districts as the jurisdictional limit of Kancheepuram district registrar office covers the entire Tiruvallur district. Cross registration of properties from one (registration) district to another, however, will not be permitted.
